Win An Income Property Official Rules

RULES

  

**A skill-based contest governed by Maine law (17 M.R.S. § 1831)**


1. Contest Overview

The “Win an Income Property” Essay Contest is a skill-based competition. One winner will receive full ownership of an income-generating property. This contest is not a lottery or raffle and is conducted in accordance with Maine Revised Statutes Title 17, §1831, which governs games of skill.


2. Eligibility

  • Open to legal U.S. residents, age 18 or older.
  • Entrants must be legally able to own property in the United States.
  • Only one entry per person is allowed.
  • Family of the contest hosts or judging panel are not eligible.


3. Entry Requirements

  • Entry Fee: $125 USD. YOU MUST COMPLETE THE PURCHASE of your entry fee on the bottom of the ENTER HERE page for your essay to be officially entered. You will receive an emailed confirmation/receipt.
  • Submission Limit: One per person.
  • Essay Length: 500-550 words.
  • Essays must be written in English.
  • Essay Prompts:
    1. Why do you want to own an income property?
    2. How are you prepared to maintain and manage it successfully?
    3. How would this change your life?

  • Original Work Requirement:
        All essays must be the sole, original work of the entrant.
        AI-generated content is strictly prohibited.
        Use of tools such as ChatGPT, Jasper, or similar AI writing assistants will result in immediate disqualification without refund. Entries must not be plagiarized or written by others.


4. Submission Instructions

You may only submit your entry online:


Submit your essay and pay the $125 fee via by visiting this website: 

www.winanincomeproperty.com. Online entries must be received between October 15, 2025, at 12:01am EST and November 30, 2025, at 6pm EST. 


5. Contest Dates

  • Opening Date: October 15, 2025 at 12:01 am EST
  • Deadline: November 30, 2025 at 6:00pm EST
  • Late entries will not be considered.


6. Number of Entries

  • Minimum Required: 1,760
  • Maximum Accepted: 4,000
    If fewer than 1,760 entries are received, all entry fees will be refunded, and no prize will be awarded. Your $125 entry fee will be refunded fully (minus the small service fee charged from the payment collection service).
  • Contest owners reserve the right to extend the contest if the minimum entries are not received as well as stop the contest early is the maximum number of entries are received before November 30, 2025. 
  • Contest hosts reserve the right to accept fewer than 1760 entries at the conclusion (November 30, 2025) of the contest and deem a valid contest.  


7. Judging Process

  • Judging will be conducted independently by a panel of ten experienced property owners who are unrelated to the hosts.
  • Judging will follow a transparent rubric based on:
    • Originality of essay
    • Feasibility of the management plan
    • Relevant reasoning for wanting to own an income property
    • Writing clarity of ideas
    • Impact on the entrant’s life if they won the property
    • In the event of a tie, a “tie breaking judge” (assigned at the beginning of the contest), will review the top scoring submissions and rescore. If a tie still exists, the “Tie-Breaker” judge may reevaluate the top-scoring essays for exceptional emotional impact; a total of ten emotional impact points are possible. 


Judges’ decisions are final and binding

8. Prize

  • One (1) winner will receive full ownership (deed transfer) of an income-generating property located in Madison, Maine.
  • The winner assumes financial control and responsibility for the property. 
  • No cash substitute will be offered.


9. Finalist and Winner Announcement

  • Finalist names and full essays will be published online (www.winanincomeproperty.com) for      transparency after the judging concludes.
  • The winner will be announced on December 10, 2025, on the website: winanincomeproperty.com 
  • The winner will be notified directly (by phone and email) and must respond within 2 business days (December 12, 2025) or the runner-up will be named as the winner. If the runner up does not respond within 2 business days, the prize goes to the third-place entry and so on. 


10. Legal Compliance

This contest is a legal game of skill, not chance. In accordance with Maine Revised Statutes, Title 17, §1831(2):

“Game of skill” means a contest in which the skill of the player predominates in determining the result and chance does not influence the outcome in a manner that cannot be eliminated by the application of skill.


11. Refund Policy

If fewer than 1,760 valid entries are received by November 30, 2025, all entry fees will be refunded in full minus the small service fee charged by the payment collection service (2.7% plus .30 cents) via the original payment method. Contests hosts reserve the right to extend the contest if 1760 entrants are not received or stop the contest early if the maximum entries (4000) are received.  


12. Additional Terms

  • By entering, you confirm that your essay is your own original work and was not created      using AI.
  • Any entry found to be plagiarized, fraudulent, or AI-generated will be disqualified      without refund.
  • The contest organizers reserve the right to cancel or modify the contest due to      unforeseen circumstances.
  • By submitting, you grant the contest organizers permission to publish your essay and name if selected as a finalist or winner.


This contest is conducted in full compliance with the laws of the State of Maine, including the definition and requirements of a game of skill as set forth in Title 17, Maine Revised Statutes § 1831. The outcome of this contest is determined entirely by skill, and no element of chance influences the selection of the winner.
